What makes great real estate photography?
1). Lighting - Always important and starts with the time of day to deciding between HDR or Flambient lighting to properly showcase the property. We do both kinds!
2). Great post processing - quality images processed clearly and without filters. For short-term rentals, we are can edit out unruly cords, fix uneven artwork, or edit out small spots that the cleaner missed. This is such a great option to make images really clean up nicely.
3). Fast Turn Around - 24 - 72 hours!
4). Quality images - What kind of photos are delivered? Wide angle or close up's? A mixture of both? A Airbnb Property might want a mixture of both while a empty listing might want to focus only on wide angle shots. HDR Processing with natural light for sharp, well lit, quality images or Flambient photography using artificial lighting? Both are great and equally good but it is important to decide which one for each property.
5). Staging - The angles to shoot from to highlight the best features and the ability to quickly scan the room and see what small things can be moved or added to improve the appearance of a property.
6). Floor Plan - Good quality images are vital but offering floor plans will allow potential buyers to view the complete picture of the property.
7). Lifestyle photography when shooting Airbnb or potential rental properties, we frequently include lifestyle images if asked. This includes charcuterie boards, wine glasses, coffee in mugs, etc. This allows potential renters to see what a night hanging out might actually look like and is a great add on feature for your property.
